Grande Pointe adheres to an architectural style that draws its roots from a synthesis of American Coastal and Florida vernacular traditions emphasizing big porches, steep metal roofs, open rafters, big windows, and soft colors. Owners planning to build a home or adding something to the exterior will want to familiarize themselves with the Design Code.
Decks & Patios are generally permitted up to 2 feet in height within 4 feet of the rear property line, but may not extend beyond either side of the home. Taller platforms are not allowed in the rear 15 feet of the lot. Enclosures or Screening must be adjacent to the house and set-back at least five feet (5') from the front of the home, excluding porches and meet material and design standards.
Because homes in Grande Pointe are so close together, and because most of the ground cover in this area is combustable, there are location requirements for permanent fire pits. They require ARC approval.

Gutters require ARC approval although most metal styles are acceptable. The issue is really about where the water will be directed as stormwater management for Grande Pointe is different from what most of us are accustomed to. Stormwater must be directed under the home for homes on pilings or to in-yard engineered basins for homes on slabs.
New permanent fixtures must be DarkSky compliant. Exterior lighting including permanent fixtures, landscape lighting, and string lights must fall into the color temperature range of 2000 - 3000 Kelvin (K) which is the softer, warmer tones of white light. Exterior siding colors are lighter in tone and must be 57 LRV (Light Reflectance Value). Brighter and darker colors are reserved for trim, doors, railings, etc. See the Design Code for complete list of paint color restrictions, and ARC approval is required.
Storage is at a premium with most Grande Pointe homes, and outdoor storage solves a problem for many owners. There are considerations about materials, design and location, so they do require ARC approval.
